Overview of Services

Advertising & Showing Your Property: A professional “For Rent” sign is placed on the property, and will be syndicated to many websites, including Craigslist, Trulia, Zillow, HotPads, RentLizard. Your property will then be shown by appointment to prospective applicants.

Tenant Screening: All applicants are screened via an established screening company. They will conduct a Credit Report, Court & Eviction Search and Criminal background check to include a sex offender search. We do not rent to registered offenders, felons or applicants with prior evictions. References, income and identification will be verified. The cost of the application is passed directly onto the applicant. CPM complies with Fair Housing Laws.

Lease Contract & Enforcement: CPM will execute the lease agreement, complete the move-in inspection and add addendums to your specific requests (such as no pets). There will also be monthly drive-bys and for an additional cost, preventative maintenance inspections.

Rent Collection: Rent is late on the 5th. Eviction notices can be posted as early as the 6th. We don’t get paid unless you get paid, so it is in everyone’s best interest to collect quickly.

Evictions: Although evictions are rare, the following guidelines are in place: Tenants that fail to pay by the due date are served with a late fee and a late notice. If the Tenant fails to pay, a 3 Day Notice to Vacate will be served. A hearing will be scheduled with our attorney if they have not remedied the rent balance after the third day.

Handle Complaints: These are situational and will be dealt with on a case-by-case basis.

Maintenance: CPM will take the request and arrange for the repairs by insured, qualified vendors.

Monthly Statements: Your check and owner’s statement will be sent by the 13h of each month. Additional financial documents are available at your request.

Management fee: 9% of rent collected and we don’t get paid unless you get paid. It’s in our best interest to rent your property as soon as possible to qualified tenants.

Final Inspections and Refund Deposits: CPM will conduct the final walk through and reimburse the Tenant their portion of the security deposit minus damages and cleaning charges. We then arrange for the necessary cleaning and repairs to start all over again.

What if I don’t want smokers or pet owners in my property?
We strictly enforce a no smoking policy inside all our rentals. Eliminating pet owners however, can reduce the number of your prospective tenants, but is also at your discretion. Please be advised that Service Animals are not considered “Pets” and therefore must be accepted (with appropriate documentation) as mandated by Fair Housing Laws.

The town was named Eagle and Eagle Island after the bald eagles nesting along the Boise River.
