Advertising & Showing Your Property: A professional "For Rent" sign is placed on the property, which is the least expensive yet most effective method of advertising. A classified ad can also be written and placed in local newspapers. Internet sites, such as www.craigslist.com or www.rentals.com and flyers can be used too.
Your property will then be shown by appointment at the prospective tenants convenience, including weekends.
Tenant Screening: CPM will screen all applicants via an established screening company. They will conduct a Credit Report, Court & Eviction Search and references will be verified. We do not rent to registered offenders, felons or applicants with prior evictions. The cost of the application is passed directly onto the applicant. CPM complies with Fair Housing Laws.
Lease Contract & Enforcement: CPM will execute the lease agreement, complete the move-in inspection and add addendums to your specific requests (such as no smoking or no pets). There will also be a monthly drive-by inspection to ensure the Tenant is taking good care of your investment.
Rent Collection: Rent is collected monthly. We will also attempt to collect NSF checks.
Evictions (Should they become necessary): Tenants that fail to pay by the due date are served with a late fee and a late notice. If the Tenant fails to pay by the 10th, a 3 Day Notice to Vacate will be served. A hearing will be scheduled at the courthouse if they have not remedied the balance by the third day. Handle Complaints: These are situational and will be dealt with on a case-by-case basis.
Maintenance: CPM will take the request and arrange for the repairs by qualified vendors.

Monthly Statements: Your check and owners statement will be sent by the 25th of each month. Additional financial documents are available at your request.
Discounts for Multiple Properties: 1-3 units = 9%, 4-7 units = 8%, 8-above = 7%. Standard rates for many property managers in the valley are 10%!
Final Inspections and Refund Deposits: CPM will conduct the final walk through and reimburse the Tenant their portion of the security deposit minus damages and cleaning charges. We then arrange for the necessary cleaning and repairs to start all over again.
