Application And Fees
Please complete the application thoroughly. Failure to provide any requested information would deem the application incomplete and therefore be rejected. To process your application we must receive the following:
√ APPLICATION: Complete, signed and dated application for each adult (18 years and older) who will reside in the home.
√ FEE: $25 NON-REFUNDABLE for each applicant and co-signer, regardless of family/marital status. Make checks payable to Capital Property Management.
√ IDENTIFICATION: Copy of applicant’s valid photo ID (drivers license, military ID, state ID, passport).
√ PROOF OF INCOME: Two most recent paystubs or direct deposit receipts. For self employed or retired individuals, a copy of your last two years income tax returns are required and copies of your two most recent bank statements, business and personal.
Rental Criteria
√ RENTAL HISTORY: Two years of favorable, unbiased rental references or home ownership. Relatives are not accepted as rental references. Evictions, small claims suits and/or collections by any previous or current landlord will be cause for rejection. Applications may also be denied for damages beyond normal wear and tear, illegal activity on premises and/or reports of non-compliance. If you do not have 2 years rental history or home ownership, you may be required to pay an additional deposit equal to 1/2 months rent, but not less than $300, unless you have a co-signer.
√ INCOME: You must be able to prove a combined monthly income of at least three times the monthly rent. Food stamps, child support and SSI can be counted as income so as long as it is verifiable. Unemployment is never considered income. Income guidelines may be waived at the discretion of CPM if applicant pre-pays rent for the full term of the lease.
√ CREDIT: All information showing on the credit report is subject to verification, including previous address and place of employment. Some items that are looked at are: late payments, tax liens, charge-offs, repossessions, judgments and discharged bankruptcies. Applicants with an open bankruptcy will automatically be denied. Medical debts WILL NOT be counted against you. Credit reports supplied by applicants will not be accepted.

√ CO-SIGNERS: A Qualified co-signer must have a credit score no less than 700 and be an Idaho resident. An additional deposit equaling one month’s rent will also be required on all co-signed leases.
√ CRIMINAL HISTORY: Any felony conviction within the last five years will be considered at discretion of Management. Additional causes for denial include but are limited to: 1) Illegal drug or gang involvement of any kind, 2) Any violent act against another person, 3) Vandalism, arson, etc., 4) Burglary, 5) Criminal Trespass, 6) Stalking.
√ HOUSING SUBSIDIES: Capital Property Management does not accept Boise City/Ada County Housing Authority contracts.
Application and fees are accepted:
Monday - Friday between 8-6:00 and Saturdays between 9-2 at the UPS Store at the corner of Five Mile and Ustick. Please seal your paperwork and fee in your own envelope (meaning do not ask the clerks for one unless you are willing to purchase one) and address it to: Capital Property Management, 3355 N Five Mile Rd #245, Boise ID 83713. Again, you must write this address on the envelope. We perfer you have these tasks completed prior to arriving at the store. Please only visit during business hours and do not shove items through or under their door. Be sure to notify CPM that you have dropped off the documents so that we may arrange for pick up as soon as possible. Please be clear on these instructions as the UPS Store has their own business to conduct and it is not an office for CPM but rather a drop off location. Please be respectful of their time, business, associates and customers.
Application Processing Time
Applications are usually processed within 2 business day, depending on your references
Acceptance
If your application is approved, you will have 24 hours to secure the home by putting down the amount equal to the advertised security deposit, called a Reservation Fee. These funds must be in the form of a cashiers check or money order. CPM will continue to show the home and accept applications until these funds are received. The Reservation Fee will hold the home off the market for 7 calendar days at which time rent will begin and utilities must be switched into your name. Once the lease is signed, the Reservation Fee counts towards your Security Deposit. Should you choose not to occupy the property, the Reservation Fee will become non refundable in exchange for CPM taking it off the rental market.
Lease Signing
The first months rent will be prorated and any additonal deposit s required (i.e. Pet Deposit, Increased Deposits) must be paid in the form of cashiers check or money order at the signing. The utilities must also be switched into your name prior to lease signing. We will provide you with all the utility company numbers.
